Ten storey office scheme located within the Spinningfields district
A new speculative 10 storey office scheme being developed by Hardman Estates, a subsidiary of The Ventnor Group of Companies, in the heart of the Spinningfields district has been unveiled and has got off to a flying start with a 1,486 m² (16,000 ft²) pre let to Allied Irish Bank (GB).
Due to complete in September 2009, Vantage Point totals 4,645 m² (50,000 ft²) of Grade A office accommodation in arguably the City Centre’s most high profile business address which overlooks Hardman Square. Allied Irish Bank (GB) will be taking the ground, 7th, 8th and 9th floors. Floorplates at Vantage Point, range from 467 - 544 m² (5,031 - 5,859 ft²). The deal to Allied Irish Bank (GB) is for a 15 year term.

Every new scheme seeks an occupier before completion, but to secure an occupier of Allied Irish Bank (GB)’s calibre so early underlines the quality of the scheme and its location,” said Chris Mulcahy, partner at King Sturge, letting agent on the building. “The accommodation at Vantage Point rivals that of any new development in the City. This building provides something different to anything else built in the immediate area to date as it offers occupiers the opportunity to acquire smaller floorplates.”
Joe McGrath of Allied Irish Bank (GB) added: “We have been servicing the business community in Manchester for many years and we had been looking for new premises for some time, but wanted to remain accessible to our customers as well as being amongst our peers. When Vantage Point came to our attention we were keen to seize the opportunity of moving to a central location within the Spinningfields district.”
King Sturge acted on behalf of Hardman Estates and Churston Heard (part of Jones Lang LaSalle) acted on behalf of Allied Irish Bank (GB). Recently appointed joint agents CBRE will be acting alongside King Sturge to let the remainder of the building.
