27 June 2008

Tweedbank Industrial Estate unit extends to 10,820 ft² with a good yard area

King Sturge & Buccleuch John Sale are pleased to announce another deal at Tweedbank Industrial Estate in Galashiels, on behalf of the estate Landlord Aggmore.

Digital satellite and terrestrial TV installer and service company Firstline Digital (UK) Ltd is establishing its first base in Scotland at the Borders estate.  Firstline has signed-up for Block 2, which is a detached stand alone unit, extending to 10,820 ft² with a good yard area.  The company has agreed a two-year lease, with a break option at the end of year one at an annual rental is £44,362 (£4.10 per ft²).  The unit will be used for storage and distribution purposes.

Commenting on the deal, Mike Davies, Director of Firstline said: “We are a successful and expanding company and for some time, we have been looking to establish a base in Scotland.  Tweedbank is in an ideal strategic location, which will enable us to service the central belt of Scotland and the north of England from the one centre.  In addition, the estate offers excellent space at flexible and competitive terms.”

Oliver Abram, from King Sturge in Edinburgh added: “We are delighted to attract a company of the calibre of Firstline to Tweedbank.  The recent improvements to the estate, coupled with the flexible terms are proving popular for occupiers looking to expand and relocate.”

“We have only two units remaining at the estate: Block 4, Units 1 and 2 which extend to circa 10,000 ft² each, which can be let separately or as one larger 20,000 ft² unit. However we are in discussions with, and have terms out to an interested party on Unit 2 currently and hope to instruct solicitors imminently.”

Tweedbank was purchased by Aggmore in 2003 and offers eighteen units with a total lettable area of 116,000 ft².  It is located just off Tweedbank Drive on the outskirts of Galashiels, in the heart of the Borders. The estate is adjacent to the A6091 and A7 main roads, which allows easy access to all parts of the Borders and onwards to Edinburgh to the north and the M74 to the south.  The estate has an excellent mix of tenants including Securicor, DHL, Plumbase, Plumbstore, Crown and Cube.

King Sturge and Buccleugh John Sale are joint agents at Tweedbank Industrial Estate, acting on behalf on Aggmore.  First Line Digital (UK) Ltd was self-represented.
