Favourable Rateable Value agreed for 250,000 ft² indoor ski slope
Acting on behalf of the operator, Extreme Cool and Pemberstone, a private investment company, the business rates team at Manchester has successfully managed the introduction of 250,000 ft² indoor ski slope known as Chill Factore onto the Rating List.
Concern had been raised that this ski centre, the fifth in the UK and by far the largest and most expensive to date, would also be the most costly in terms of business rates by a significant margin. After extensive negotiations Mike Peacock and David Burke of the Manchester office have now agreed that the Rateable Value should be £400,000 making this extremely favourable when compared with other inferior centres that lack the amenities of the Chill Factore.
Kept at a steady -1.5°C the main slope is 180 metres long by 100 metres wide ensuring that there this plenty of room for all, together with two 55 metre long nursery slopes, a 60 metre long luge, snow play areas for children, 12 metre climbing wall and 27,000 ft² of associated retail and 11 places to eat there is plenty to do and see.
Chill Factore cost £31 million to build and they hope to achieve takings in excess of £10 million in the first year of opening, in the first few months over 250,000 people have paid to use the facilities. The ski centre is well located adjacent to the M60 with over 9 million people living within an hours drive and also benefiting from close proximity to the Trafford Centre.
