26 June 2008

King Sturge has been instructed by Associated British Food to sell the 37,559 ft² production unit

King Sturge has been instructed by Associated British Food to sell the Pataks Food Production Unit at Pearce Avenue, West Pitkerro Industrial Estate in Dundee.

The premises, constructed in two phases during the 1980s and 1990s were formerly a food processing and cold storage facility.  It extends to 37,559 ft² (3,489.2 m²) plus service yardage and car parking.  It also has dry goods storage, food preparation areas, kitchens and modern administrative offices.  The original 1980s section is a two bay warehouse which was converted for the current use, with the second section being purpose built in the 1990s.

Both units are of steel portal frame construction with roofs and elevations of profile metal cladding incorporating some areas of facing brick and with concrete floors. The buildings have been well maintained and are in good condition and also benefit from an extensive specialist fit out which complies with current relevant food and hygiene legislation. In addition there is a variety of associated equipment, compressed air plant, machinery, an engineering shop, conveyors, mobile plant, racking and a packaging plant potentially available as part of a purchase.

Kirsty Palmer of King Sturge said:  “This bespoke facility would be ideal for similar food processing companies.  Alternatively, it could be adapted by a developer who may wish to divide it into two or three separate units or consider alternative, higher value uses, subject to planning.  Early indications suggest that there will be good interest in this building and we are seeking offers in excess of £900,000.”

West Pitkerro Industrial Estate is located on the north eastern boundary of Dundee, just off the A92, approximately 4 miles from the city centre.  Access to the Scottish motorway network is available via the A90, which provides connections to Edinburgh, Glasgow, and the South and north to Aberdeen.
