Four deals at Tweedbank Industrial Estate in Galashiels

The estate and has good quality units suitable for many different types of businesses
King Sturge & Buccleuch John Sale are pleased to announce four deals at Tweedbank Industrial Estate in Galashiels, on behalf of the estate landlord Aggmore:
- Block 5, Unit U2, which is a semi-detached unit, extending to 5,828 ft² has been let to Crown Leisure Limited on a nine-year lease, with break options at years three and six. The annual rental is £23,895 (£4.10 per ft²). Crown is a leading UK distributor of coin-operated gaming and amusement products and will use the unit for storage and distribution purposes.
- Block 10, Unit 4 has been let to Qube GB Limited on a three-year lease, with a break option at year two. The mid-terrace unit extends to 1,831 ft² and the annual rental is £7,500 (£4.10 per ft²). The unit will used for the storage and distribution of electrical and telecoms goods.
- Local company, Porters Porches & Conservatories Limited has let Block 7, a small detached shell workshop unit which extends to 1,141 ft². Porters has agreed a three year lease at an annual rental of £3,423 (£3 per ft²) and will use the unit for storage and distribution purposes.
- Expanding local kitchen fitter and joiner, Blair & Patterson Limited has agreed terms on Block 10, Unit 3 on a three-year lease at an annual rental of £15,800 (£4.10 per ft²). The unit extends to 3,854 ft² and Blair & Patterson will use it for storage purposes and also as a kitchen and bathroom showroom for trade customers.
Commenting on the recent activity, Kirsty Palmer, Associate, from King Sturge in Edinburgh said: “Tweedbank is undoubtedly the premier industrial estate in the Borders, where supply is becoming limited. This is after a period of stagnancy in the market, until recently when demand has improved considerably."

Only three units remain available at the estate: Block 4, Units 1 and 2 which extend to circa 10,000 ft² each which can be let separately or as one larger 20,000 ft² unit. Block 2, a detached stand alone unit which extends to 10,800 ft². benefits from a good yard area and is available on a lease of up to 3 years. All units are available at quoting rents of £4.10 per ft².
Tweedbank was purchased by Aggmore in 2003 and offers eighteen units with a total lettable area of 116,000 ft². It is located just off Tweedbank Drive on the outskirts of Galashiels, in the heart of the Borders. The estate is adjacent to the A6091 and A7 main roads, which allows easy access to all parts of the Borders and onwards to Edinburgh to the north and the M74 to the south. The estate has an excellent mix of tenants including Securicor, DHL, Plumbase and Plumbstore.
