Lease restructuring and new letting in Oxford City Centre

Acting on behalf of Green Templeton College, the Swindon Lease Consultancy team has restructured the lease of existing ground floor offices occupied by Poyry Energy (Oxford) Limited and moved them into 16,621 ft² of refurbished offices on the first floor of King Charles House, previously occupied by The Oxford Institute of Legal Practice.

The instruction required significant input from the Swindon Building Consultancy team.  This included the settlement of dilapidations claims relating to the ground and first floor leases and the co-ordination of refurbishment works to the first floor to facilitate the letting.  The landlord’s works were completed within budget to the incoming tenant’s satisfaction and within a tight timescale.  The building team was also appointed to monitor Poyry’s occupational fit out of the first floor, which is due for completion in March 2009.

Our involvement with this building continues – Lease Consultancy is negotiating a 10,000 ft² rent review on the second floor.  The Swindon Agency team is currently marketing Poyry’s vacant ground floor space and the building is managed by the Bristol Property Management team.
