London Granite Solutions takes Sackville property in Slough

Sackville TCI Property (GP) Ltd has let Unit 3, Kelpatrick Road, Slough to Granite Solutions Direct Limited on a new ten year lease.
The building provides 5,300 ft² of ground floor warehousing space with 2,662 ft² of office accommodation over two floors.
A stepped rent has been agreed at £8.50 ft² pa for the first two years rising to £8.75 ft² until the midterm rent review at the end of year five. A six month rent holiday was granted. There are tenant only options to terminate the lease at the end of the third, fourth or fifth years subject to six months prior notice. A penalty rent equating to six months would be payable if the option is exercised at year three and three months at year four. The lease has been granted to exclude Section 24-28 of the Landlord and Tenant Act 1954 part II as amended.
