London United Busways lease unit on Tamian Way, Hounslow

A recently refurbished property
Unit 1, Tamian Way, Green Lane, Hounslow has been let by an in-house client of King Sturge to London United Busways Limited on a new lease expiring in March 2018.
The recently refurbished property provides 27,365 ft² of accommodation, with 25,335 ft² of warehouse space together with 2,030 ft² of offices spread over ground and first floors. The building is constructed on a single span portal frame giving a minimum clear working height of 20’4” (6.2 m). There is a large 37 m deep secure yard to the front of the building.
An 11 year lease, from March 2008, has been agreed with a headline rent equating to £9.50 ft², which is reduced to £8.50 ft² in year one and £9.00 ft² in year two. The rent commencement date is set for 1st September 2008. The rent will be subject to an upward only rent review at the end of the fifth year.
King Sturge is joint agent with Vail Williams acting for the landlord and Cluttons advised London United.
