Another deal at Belleknowes Industrial Estate

Hermes Property Unit Trust (HPUT) has concluded another industrial deal at Belleknowes Industrial Estate in Inverkeithing to Peter Cox Ltd, following the recent letting to Speedy Lifting.

Leading building conservation company Peter Cox Ltd has agreed a four-year lease on Unit 6 at an annual rental of £18,000 (£5.18 per ft²).  The semi-detached unit has been refurbished and extends to 3,476 ft² of warehouse space plus facilities.  The company is relocating to Belleknowes from a smaller unit in South Queensferry.

“Our company has enjoyed considerable growth over the past few years and we simply needed extra space” said Colin McKinlay, East of Scotland Branch Manager for Peter Cox. “Belleknowes is an ideal location for our type of business, with excellent communication links.  We are currently fitting out the unit which will officially open in mid-April.”

Douglas Bradford, Investment Manager at Hermes Real Estate comments: ‘We are committed to the active management of our portfolio in order to provide top quality space in prime locations across the UK.  Our recent refurbishment of units at Belleknowes Industrial Estate, the largest industrial estate in Fife, has proved extremely attractive to a range of occupiers and we are very pleased by the continuing high levels of interest that this targeted investment has attracted.’

Michael Court of DM Hall’s Dunfermline office, who concluded the deal added: “Peter Cox was attracted by the quality refurbished accommodation, and competitive lease terms, as well as the excellent communication links at Belleknowes.”

Kirsty Palmer, joint agent at the King Sturge Edinburgh office said: “Active management encouraged by Hermes Real Estate over the last year and a half has included a refurbishment programme, along with new clear signage and improved landscaping, which has increased the demand for space at the estate considerably. We currently have only three units available at the estate, ranging from 3,400 to 9,100 ft², plus one other unit that is currently under offer.”

Belleknowes sits on a prominent 3.98 hectare site which is located three miles south east of Dunfermline and ten miles north of Edinburgh City Centre, immediately adjacent to Junction 1 on the M90 motorway.  It comprises a total of 22 units totaling 138,785 ft² (12,893 m²) of modern self-contained warehouse and industrial accommodation.  Other tenants include Plumbase, Speedy Lifting, Homeserve Chem Dry, Iron Mountain, and SEPA.

King Sturge LLP and DM Hall advised Hermes, whilst Peter Cox was self-represented.
