Prestigious Llanwern development to be marketed by Cardiff agents

One of the most significant Brownfield Regeneration projects in the UK
Developer St Modwen has appointed King Sturge and Knight Frank as joint agents to market some 100 acres of employment land at Llanwern, Newport, a site which forms a vital part of their 600 acre regeneration project on the former steelworks site. The site, in South East Newport, extends from Newport Retail Park in the West to the retained Corus facility in the East.
As part of the proposed infrastructure works, the main highway through the scheme is to be upgraded and in due course opened to the public. This will provide direct access through to Junction 23 of the M4 motorway. In the medium term, the development will also benefit from the new M4 Relief Road which is scheduled to pass just to the South of the site.

The scheme should act as a catalyst for the further growth of Newport and major infrastructure works are due to start on site shortly. We anticipate that the scheme will be attractive to a broad spectrum of users including distribution and manufacturing users whilst, in the medium term, the aim is to incorporate an office element into the scheme.”
Rob Skelston, Senior Development Manager at St Modwen Developments Ltd commented “The masterplan for the site has now been agreed and we will shortly be announcing the scheme identity for marketing.”
Overall the £1 billion sustainable mixed use development promises a mix of housing, office and industrial space, with generous public open spaces and a range of community facilities. There promises to be 4,000 new homes, of which 20% will be affordable homes and King Sturge will be bringing to the market the first phase of residential development land comprising of approximately 15 acres.
In addition St Modwen will construct two new schools, park and ride facilities to serve a new railway station, a multi purpose community centre and district centre (offering numerous shops, café, bars and a selection of restaurants).
The site has the potential to accommodate a significant amount of new development without the loss of any Greenfield land. At the heart of the development will be three inter connected lakes and play areas which will benefit the local community and visitors.
