Russell Hume chooses Belleknowes for first Scottish location

Meat, game and poultry supplier has agreed terms on Unit 29




Following recent deals to Peter Cox and Speedy Lifting, Hermes Property Unit Trust (HPUT) is pleased to announce a further industrial deal at Belleknowes Industrial Estate in Inverkeithing. 

Leading meat, game and poultry supplier Russell Hume has agreed terms on Unit 29.  The private-owned company, with its head office in Derby and five strategically-placed locations around England, is establishing its first Scottish base at Belleknowes.  A ten-year lease with a rent review at the fifth year, and option to extend the lease, has been agreed at an annual rental of £37,166 (£4.85 per ft²).

Ian Cundell, Sales Director of Russell Hume said: “We have been keen to establish a Scottish base for some time now, it was just a question of securing the right building in the right location.  We are delighted by the facilities available at Belleknowes as well as the strategic nature of the estate which makes it ideal for our type of business.”

Douglas Bradford, Investment Manager at Hermes Real Estate comments: “This deal confirms the reputation of Belleknowes as one of the leading industrial estates in the east of Scotland.  Our programme of active management ensures that Belleknowes continues to be extremely attractive to a range of occupiers and we are very pleased by the continuing high levels of interest that this targeted investment has attracted.”

Kirsty Palmer of King Sturge, who concluded the deal added: “This is the third deal completed in the last six months.  The strategic location of Belleknowes was the prime driver for Russell Hume, coupled with the quality accommodation and competitive lease terms on offer.”

Only three units remain available at Belleknowes, ranging from 5,700 to 9,100 ft².  The estate sits on a prominent 3.98 hectare site which is located half a mile from the newly toll free Forth Road Bridge, and ten miles north of Edinburgh City Centre, immediately adjacent to Junction 1 on the M90 motorway.  It comprises a total of 22 units totaling 138,785 ft² (12,893 m²) of modern self-contained warehouse and industrial accommodation.  Other tenants include Peter Cox, Plumbstore, Speedy Lifting, Delitalia and Iron Mountain. 

King Sturge and DM Hall advised Hermes, whilst Russell Hume was self-represented.
