St Paul’s Developments is to build a 250,000 ft² mixed use scheme in Doncaster

13 acre brownfield site acquired from Croda Chemicals




The Yorkshire-based St Paul’s Developments bought a 13-acre brownfield site from occupier Croda Chemicals this month and has leased back 50,000 ft² of warehouse space to the company for one year. The developer plans to build a mix of industrial, warehouse and showroom units, fast food restaurants and a budget hotel on 250,000 ft² of the former chemical works site.

The scheme is two miles from the centre of Doncaster and near Doncaster College and the 46-hectare regeneration project Doncaster Waterfront.

DLA Architects has been named as architects on the scheme with Wardell Armstrong appointed as engineers.

King Sturge partner Richard Harris, who advises St Paul’s, said: "The Wheatley Hall Road project has great potential through its excellent location and scope for a variety of occupiers.  Based on St Paul’s track record we have every faith that the scheme will complete on time and match everyone’s expectations. By reclaiming the old chemical works site they are creating a site which will truly benefit the local area."

David Newton, director at St Paul’s, said: "We have been developing in Doncaster for 20 years and we see Wheatley Hall Road as one of our most important projects to date. While the interest from potential occupiers has been very pleasing, it is not surprising as we have always expected the site to attract a great deal of interest."

Croda Chemicals was unrepresented.
