Threadneedle Property Investment has instructed King Sturge to market the iconic building at Bellshill Industrial Estate in Lanarkshire
One of Scotland’s most prominent industrial buildings is back on the market. King Sturge has been instructed by Threadneedle Property Investment Ltd as sole agent to market the Big Blue Shed at Bellshill Industrial Estate in Lanarkshire.
The building has become available again due to existing tenant DHL exercising a break option in June. It will be available for occupation from 19th June 2008.
The Big Blue Shed extends to 143,700 ft², set on a 6.1 acre site. The building itself offers a clear height of 8.5 to 10 metres, 35kn/m² floor loading, five dock loading bays, four ground level loading doors, as well as craneage and CCTV monitoring. It also offers 3,900 ft² of office space which will be refurbished during the summer.

He continues: “Early indications suggest that there will be substantial interest in this iconic building. We are offering rental packages starting from £3.25 per ft² and the landlord may consider disposing of the asset to a suitable purchaser.”
Originally built in the mid 1980s, the building offers an ideal strategic location and is positioned for instant access to Scotland’s road network, with Glasgow and Edinburgh airports only 30 minutes away. It is close to the slip road to the A725, linking the M8 east/west corridor and the M74 for easy and convenient connections to anywhere in both Scotland and England.
