LEAD CONSULTANT

King Sturge has the experience to identify opportunities analyse optimum specifications, run investment return analysis and undertake refurbishment work, maximizing letting potential. Recent projects have achieved target BREEAM ratings, an increasingly important benchmark with rapid emergence of environmental issues in the property sector, and with Energy Performance Certificates providing a clear performance label, there has never been a more important opportunity to realise the potential of these buildings which future proofing them against changing market and legal requirements.

We aim to ensure that there is input throughout by all team members to ensure that the optimum product is created maximising lettable area, specification, flexibility and tenant potential. We pride ourselves on a co-ordinated approach with all involved taking ownership of the project as a whole.

DILAPIDATIONS

Our Dilapidations Consultancy draws on several disciplines to supplement building surveying - we can advise on liabilities and strategies, prosecute and defend claims, structure and manage remedial work projects, and provide specialist advice on matters such as valuation and service charge issues.

We approach every case in a business like way, considering the contractual requirements and importantly also the strategic commercial position – what value there is to the works concerned and what the underlying objectives and positions of the parties are. As well as handling over 700 dilapidations claims every year, we value and manage extensive property assets and advise on numerous transactions. We see the bigger picture.

PLANNED MAINTENANCE

Over time, all physical things wear out. Metal corrodes, plastic warp, fade and become brittle, timbers decay, and weather erodes and weakens even the strongest of materials. In simple terms, if a property is not maintained it will deteriorate. Its value as an asset will reduce whilst the probability of sudden unexpected maintenance expenditure increases.

By implementing a planned preventative maintenance programme regime, a building owner is able to go some way towards managing the life cycle costs of a property to ease peaks and troughs. We routinely 5 and 10 year Planned Preventative Maintenance (PPM) schedules identifying key maintenance needs and statutory compliance issues. Our surveyors draw on a wealth of experience and are specialists in identifying construction types, element failures, and life expectancies of components.

We have prepared PPM schedules on substantial property portfolios as well as individual properties for a wide range of clients including Local Authorities, owner occupiers and investment funds. We also have expertise, to specify, tender and administer maintenance works to preserve, or possibly enhance the asset value.

REINSTATEMENT COST ASSESSMENTS

Each year, King Sturge typically undertake building insurance ‘Reinstatement Cost Assessments’ of over a thousand properties totalling in excess of 20 million square feet. Our extensive UK and international resources equip us with the necessary skills required to meet a clients needs on all property types.

We have the technical skills needed to inspect, assess, evaluate and report upon the insurance requirements of a given building, having regard to it’s age, location or even listed status. King Sturge have prepared Insurance Assessments on landmark buildings including the Royal Albert Hall, and are well versed at large scale Portfolio insurance reviews.

Our People have the relevant experience in understanding ‘Day One Declared’ values and requirements for ‘Indemnity’ based insurance, as well as the more popular ‘Re-instatement’ insurance policies. We understand the importance of achieving a realistic insurance sum, to prevent under-insuring your property, but likewise not to over-value insurance sums which would potentially result in excess premium costs.

Because we work in a commercial world, we understand the importance of achieving the balance of real-world advice and work with insurance brokers and Loss adjusters to ensure best client advice is achieved.

PARTY WALLS

The King Sturge network offers national coverage with each office having one or more experienced party wall surveyor, many of whom are members of the Pyramus & Thisbe Club, the organisation of professionals specialising in party wall and neighbourly matters. We have extensive experience and a thorough understanding of legal principles and construction matters. We can advise on and implement the procedures under the Party Wall etc. Act 1996. We can also assist with neighbourly matters such as boundaries, construction access issues such as crane oversail and scaffold access, and easements such as rights of light.
