Project Management

The King Sturge project management team operates within our 150 person strong UK Building Consultancy Group. Each year this group advises on projects with a construction value in excess of £1.5bn for a cross section of developers, investors and end users, in the private and public sectors. Across the UK we have 40 project managers with 20 based in London.

Our clients engage us to assist them in achieving success, whether property represents their core business or is a facilitator of that business.

This demands a thorough understanding of their needs, a commitment to their priorities and a genuine desire to add something to their business. It is through these successful long term client relationships that we see our own success being measured.

High level due diligence support: We review designs, budgets, programmes and buildability / logistics aspects in support of any discussions with equity or debt funders.

Detailed technical due diligence: We advise in the site acquisition/assembly stages to review the detailed condition and refurbishment potential of the elements to be retained and demolished/replaced.

Selection of design teams: From our depth of experience across different sectors and project types we assist in selecting the most appropriate teams that work best together, which will include architect, structural engineers, services engineers, quantity surveyors, acoustic consultants, etc.

Interface with third parties: We work closely with planners, Building Control, highways authorities, neighbour groups, etc to drive through the statutory approvals processes and to maintain good relationships with all other interested parties.

Design management: We actively manage the design development process to ensure that architectural, engineering and services elements are fully coordinated and developed with budget and programme in mind before the information is brought together in a suitable format for tendering the construction activities.

Procurement advice: We review and select the most appropriate procurement and contract route for the project, whether it be traditional fully designed lump sum, design and build, construction management or whatever is deemed most appropriate balancing the different aspects of speed, risk transfer, design quality, etc.

Contractor selection: We assist with selection of suitable contractors who are best suited to the project type bearing in mind the project parameters of location, value, complexity, speed, funding, quality, procurement route, etc.

Design production: We closely manage the design team’s detailed designs and tendering information and the management of the tender process to evaluate the tender returns and make recommendations as to the most suitable contractor selection balancing price with quality of proposal and proposed project team.

Management of construction: When on site we provide either hands on input administering the building contract if a traditional procurement route is selected or as employers agent overseeing the works at a high level if a design and build route is selected. We drive the construction phases through to a clean completion and the active management of the resolution of snagging, final contractor accounts, as built information, etc.

Interface with sales and letting agents: We work closely with other team members to assist in the production of sales and marketing materials and in coordinating promotions and inspections as the construction stage nears completion.

Interface with funders and other advisers: we liaise with other advisers that clients may appoint such as lawyers, accountants, bankers, etc to provide any information on the design or construction activities as may be required to build and maintain confidence in the delivery of the scheme.

Underlying style: We strongly believe that as project managers, whilst we need an appreciation of design and construction matters and project processes our primary role is in the management of and interface with all the different personalities involved in any project. It is important that teams deliver and we encourage close team working, strong relationships and an underlying sense of working hard and playing hard to facilitate this.
