Retail research

King Sturge’s Retail Research Team has two key functions:

  • To provide consultative support to all aspects of the company’s retail practice (agency, investment, asset management, planning, in-town and retail warehousing).
  • To provide external ‘thought leadership’ on wider issues affecting the retail and retail property markets.

The Research team has several years’ experience in the retailing, retail analysis and retail property industries. This experience and knowledge base is leveraged to ensure King Sturge remains at the forefront of retail thinking.

Areas of expertise include:

  • Centre catchment reports, analysing the extent of a town or retail park’s consumer draw, the geo-demographics of the people that live and shop there, identifying competing centres and quantifying leakage, and evaluating available expenditure.
  • Retail audits, examining existing retail supply and identifying opportunities for improving tenant mix through unit size and retailer gap analysis and centre benchmarking.
  • Impact studies, modelling the potential impact of a new store or pipeline retail development in terms of both uplift and detrimental effects on other centres.
  • Capacity studies, playing off existing and future supply against expenditure levels to evaluate whether existing floorspace is sufficient to support and nurture forecast retail sales growth.
  • Affordability studies, providing bespoke modelled estimates of the turnover potential of any given retailer in a certain trading location and equating this to appropriate rental levels.
  • Rental analysis, correlating and benchmarking Zone As against the level and quality of retail supply to highlight under-rented and over-rented centres and opportunities for possible development and investment.
  • Retailer location strategy, advising clients on site appraisal and network expansion opportunities.
